Most of the real estate investor says that 2009 was a brutal year and even though for some others it is an opportunity for buying. The National Association of Realtors (NAR) says that existing home sold for good profit in October 2009, i.e. approximately 7.1 percent from a year earlier.

This might be good news for real estate agents. Real estate interest rates fell under 5 percent and The National Association of Realtors (NAR) reports that in fact home prices rose in almost 30 metro areas during the third quarter of 2009.

Lets we discuss what about Real Estate 2010? Real Estate will be better or not. Here are the views of some of the economists.

Foreclosures & Modifications

Since it initial tracking foreclosure activity, no month was worse other than July 2009 when foreclosures filing topped about 360,000. Gladly, the monthly numbers then retreated for the rest of the months in 2009.

Some of the foreclosure filings confidently seem like excellent news, but lender events against the borrowers have delayed, but not ended. Foreclosure action is being delayed, deferred and put on hold with foreclosure suspensions, lawful challenges and loan modification efforts.

As we know the major loan modification project is the central government’s Making Home Affordable program. If a borrower passes a 3 month test period then the test loan terms are changed into permanent financing.

Option ARMs

With an option ARM, borrowers choose how much they need to pay every month during the loan’s initial period. Usually borrowers can pay at the 30 year fully amortizing rate, a 15-year self amortizing rate, at a base rate which might not even cover monthly interest costs. The interest which is not paid is added to the exceptional principal amount, this is called negative amortization

Due to declining house values, most option ARMs cannot be refinanced except borrowers put more cash into a home. As well, many option ARM borrowers will not be eligible for federal help because the price of their loan exceeds the rate of their property by more than 20 to 25 percent. Massive numbers of option ARMs planned to re-cast in this year will add to foreclosure totals.

Interest Rates

According to Canada ’s Globe and Mail the going rate for T-bills growing in first quarter period has really been -0.3 percent. If somebody invested $100 they would get back only $99.70. This is an assured loss even before we get to increase and reduced buying power.

The flight of depositor capital raises three points: First, it’s hard to see how much lower interest rates can go so this seems like very excellent time to refinance or finance real estate.

Moreover the mortgages as well as other forms of financing covers more difficult to get as credit have contracted.

Finally, when a negative rate of interest ends the inevitable result, it will be more mortgage costs and more foreclosures as monthly expenses increase for almost all adaptable loan borrowers, not only for those with option ARM products.

The Western Cape of South Africa has continually experienced growth in their real estate market over the past ten years. In the year 2007, research results show that South African real estate overall received a 15.1% return. This is better than sixteen other major countries and the future looks even brighter for the possibility of South Africa staying as a leader in the worldwide real estate market. As the most populated area of South Africa, the Western Cape of South Africa is responsible for most of the growth, and as more people relocate to Cape Town, real estate there becomes more valuable.

The suburbs of Cape Town have the most desirable real estate on the Western Cape of South Africa. One of the most sought after areas is Clifton, which is the place to go for socializing. These exclusive homes are located on the cliffs of the Atlantic Seaboard and have incredible views of the ocean. The beaches here are sheltered from the winds and are made up of pure granite sand.

The Western Cape of South Africa has many beach neighborhoods for home buyers to choose from, including Camps Bay. Camps Bay is located at the bottom of the Twelve Apostles Mountains, and its Palm-lined beaches literally hug the base of it. Affluent home owners can enjoy the trendy shops and cafes here, and for many residences, these are second homes for summer vacations.

The homes of Llandudno are still on the beaches of the Western Cape of South Africa, but are more private than other beach homes. The very wealthy live here, and enjoy a semi-private beach and the luxury of no tourists. There are no shops or restaurants here, only exclusive, private residences.

The Western Cape of South Africa has homes for families as well. The city of Cape Town has many more reasonably priced neighborhoods, including the Newlands, well-know for its rugby stadium. Homes here are right at the base of Table Mountain in the City Bowl, and because this area receives so much rainfall per year, it has been nicknamed the ‘green’ district.

A trendier part of Cape Town is the neighborhood of De Waterkant. This district is a wonderful maze of cobblestone streets and Cape Dutch style buildings that have been renovated by young professionals who work in the business district. There are high-end bistros and boutiques, and homes in this part of the Western Cape of South Africa are generally condos or townhouses.

There are also an incredible amount of rural areas in the Western Cape of South Africa with incredible residential real estate. The Garden Route and the Wine Country have newer homes, as well as historic estates and even vacant land for custom building. The scenery is beautiful and the lifestyle here is slower paced.

The Western Cape of South Africa probably has the most diversity when it comes to purchasing residential real estate. Buyers can find anything from single family homes to massive estates. The Western Cape of South Africa also has so many different areas to choose from, you are bound to find the home of your dreams right here on the Western Cape.

In now financial difficulties, it’s totally apprehensible how come one would choose to live in a more conventional home. Nevertheless, if you accept the resources to swing into a higher lifestyle living, then go for it. A careful examination will let you know the many benefits and understand that living high-rise style is definitely in!

High-rise living is all rewarding and many people will envy you. This kind of impression might be your main aspire in that type of lifestyle, but it is still necessary to talk about the benefits that continue this way of life. This kind of lifestyle is not just bragging off your status, but is also a way to a more secure and comfortable life.

High-rise buildings are normally located in urban areas. Finding a good location is very important. Make sure that the place you choose is accessible to your office, school, restaurant, shopping malls, public transportation and other key areas to save on time and fuel. Chances are you will just have to spend a few walking minutes to get to these places. If you add up all the transportation and the rent expenses, you will find out that you are actually being more fruitful with a high-rise living.

You can save on your utility bills since the cost for the heating system, cable TV and the internet are already included in your monthly rent. This way, you need not shoulder every expense. Although there are still condominiums that do not offer this kind of package, you can try to talk to the management and get it at a lower cost.

Amenities are also within your reach. Most high-rise buildings have their own fitness centers to help you stay fit. Business centers are also available for your faxing, photocopying and various business needs. You do not have to worry about parking because a spot will be available for you plus a round the clock security system. Depending on how big or small the condo development, you will be able to avail of other facilities such as basketball court, athletic club, lighted tennis courts, playground, volleyball court, swimming pools, and jacuzzis among others. There are also those that have saunas, massage parlors, conference room, grocery store and a car wash.

The place are well maintained and so you always accept an healthy and clean environment without getting stressed away on how to handle pests and the garbage. High-rise buildings have exterior maintenance to let you unwind and enjoy the view of the landscaping that is maintained by the complex itself. In addition, you’ll drop less on insurance fees since high-rise condominiums accept stricter building code implementations than the more conventional home.

A comfortable condo are the best real estate investing you can have. You will notice a remarkable appreciation in its value in a couple of years and mostly, it will remain constant. In the event you have to sell it, you can do so without acquiring losses or sell it as much as fifteen to twenty percent more than the amount you invested on it. These days, high rise living is not only a status symbol, but is also considered a wise investment of a lifetime.
